Zurich NA Lease Management Financial Analyst in Salem, Oregon

Lease Management Financial Analyst


Zurich North America is currently hiring a Lease ManagementFinancialAnalyst and this person will work preferably out of our Schaumburg, IL North America HQ. This person can also work remotely. This person will report to the North America Head of Lease Management

Key Accountabilities:

  • Build financial models for real estate decision making, which includes NPV cash flows and incorporating IFRS16 based ‘right-of-use’ asset schedules into the P&L (including both run rate and one-time impacts).

  • Create budgets and forecasts in collaboration with Real Estate Portfolio Managers and Finance.

  • Perform as the subject matter expert (SME) for all Lease Management reporting tools with the ability to explain variances from prior periods and assist with data validation.

  • Manage accounts receivable from subtenants and take needed action for collections as required.

  • Review and approve rent payment files and approve invoices for subtenants.

  • Review, screen for sanctions and approve vendors for leases.

  • Review and prepare Certificates of Insurance (COI) requests for ZNA and monitor for Farmers.

  • Oversee operating expense reviews and audits.

  • Prepare and distribute term sheets as needed.

  • Manage vendor relationships and provide cost savings report compared to target.

  • Oversee IFRS16 reporting requirements and approve and validate cash flows and lease data.

Basic qualifications:

  • Bachelor’s Degree, and 5 or more years of experience in the Finance or Commercial Real Estate area Or

  • High School Diploma or Equivalent, and 7 or more years of experience in the Finance or Commercial Real Estate area Or

  • Zurich Certified Insurance Apprentice, including Associate Degree and 5 or more years of experience in the Finance or Commercial Real Estate area And

  • Experience with complex real estate financial modeling /analysis

  • Experience with financial reporting, impacts, analysis and incorporating ‘right-of-use’ asset schedules into the P&L

  • Experience with Commercial Real Estate Leases and Subleases

  • Experience with Accounts Payable/Accounts Receivable databases

  • Experience working with outsourced service providers

Preferred qualifications:

  • Advanced Microsoft Office skills

  • Experience incorporating IFRS16 based 'right-of-use' asst schedules into the P&L (including both run rate and one-time impacts)

  • Advanced Excel experience. Functions – complex formulas, Macros, Pivot Tables, vlookups

  • Strong verbal and written communication skills

  • Strong problem solving and analytical skills

  • Detail oriented
