Zurich Alternative Asset Management seeks a Director, US Real Estate (New York, NY) to oversee all aspects of Asset Management for significant portion of AuM working independently with the Head of Asset Management to implement policies and procedures to maximize property values, negotiate tenant leases, prepare management contracts, monitor on-site property management and leasing brokerage, budget/planning and variance analysis, formulate asset strategy, valuation analysis, and provide recommendations and oversight. Specific duties include: oversee strategic and capital expenditure in management of operations, maintenance, administration, and improvement of commercial, industrial, or residential properties; plan, schedule, and coordinate general maintenance, major repairs, and remodeling or construction projects for commercial or residential properties; negotiate business and legal terms and leases; market vacant space to prospective tenants through leasing agents, advertising, or other methods; prepare detailed budgets and financial reports for properties; review rents to ensure that they are in line with rental markets; negotiate the sale, lease, or development of property and complete or review appropriate documents and forms; analyze information on property values, taxes, zoning, population growth, and traffic volume and patterns to determine if properties should be acquired; inform investment decisions by analyzing financial information to forecast business, industry, or economic conditions; prepare plans of action for investment, using financial analyses. Position requires occasional travel within the U.S. Position requires a Bachelor’s degree, or foreign equivalent degree, in Business Administration, Management, Commerce or a related field plus 8 years of experience in the job offered, as an Analyst, Director, Asset Management, Associate Director, Acquisitions & Asset Management, or in a similar position in the Real Estate Asset management area. Experience must include 8 years of experience with each of the following: strategic analysis of real estate markets and assets in North America; and analyses of leases, physical conditional reports, environmental reports, and operating and capital budgets. Experience must also include 6 years of experience with each of the following: asset management of multi-property portfolios (across property types and geographies) including strategic management, leasing, capital investment, budgeting, variance analysis, and valuation/DCF analysis; and real estate portfolio investment management experience including investment and disposition decisions .
Must be willing to occasionally travel within the U.S.
